There are several reasons why building a custom home is such an attractive idea to people these days. It could be that the current family situation has changed and you need more space for your growing family, or maybe you want to renovate the kitchen and bathrooms but don’t really want all the hassle and expense of moving out and then in again. Whatever it is, there’s always a good reason to take on what can seem like a daunting task: building your own home from scratch. So with that in mind, here’s our advice when it comes to creating your dream home:

Be Realistic About Your Resources

No one should set out on such a big project without working out exactly how much time and money they have available. Even if you have the time, don’t assume that you’ll be able to do everything yourself as it’s easy to underestimate how long things will take. Likewise, even if it’s your project there are still going to be costs involved and these may well go beyond what you initially planned for.

Draw Up a Plan

This is probably one of the most important steps in any building project and yet many people simply don’t bother doing it. You can either attack this step yourself or get a professional architect to help make sure that everything from the foundations upwards is going to be exactly what you need. If another room is needed then adding an extension makes sense at this stage too as it’ll save money in the long run. In fact, drawing up your plan could end up saving you money in the short term with expert advice on potential problems before they arise.

Be Realistic About Your Budget

You may well be planning to build your own dream home but that doesn’t mean it’s going to be an entirely inexpensive project. If you’re serious about building a home then you’ll need to make sure that it’s built-in line with what you can afford and if costs start creeping over budget then find ways of bringing them back under control again. There are plenty of good deals out there for quality materials that won’t break the bank so if necessary shop around to get everything you need without blowing the monthly budget.

Get Permission Before Starting Work

It may seem obvious but get written permission from your HOA, council or whoever else is in charge of the property where you plan to build before work starts. If you fail to do this then you could be digging yourself into a very deep hole indeed and one that’s going to take a lot more work than just building a home!

Ensure Your Plans Comply with Building Regulations

This point cannot be stressed enough as even experienced professionals can’t miss things when it comes to checking that their plans are up-to-date. Luckily it’s not too hard to get hold of the latest regulations and guidelines so use these as soon as possible after drawing up your final blueprint. Get them checked out by both professionals and non-professionals to make sure that every aspect of the plan is safe and up-to-date.

Plan Everything in Detail

When you’re drawing up your final blueprint don’t forget to think about things like electrical sockets, light fixtures, and power points as well as window frames and door openings. Nothing should be left to chance where safety is concerned so make a note of everything before anything gets built.

Make Sure Your Foundation Is Solid

This point may seem obvious but it’s all too easy to take shortcuts during construction which can come back to haunt you afterward. In fact, one of the most common reasons for building a new home being demolished after completion is that its foundations aren’t strong enough. If something sounds too good to be true then it probably is so do your research and if necessary get a professional to check everything before you sign anything.

Don’t Forget About Safety

You may well be excited about the prospect of building your own home but don’t let that excitement blind you to the need for safety precautions. Everything from power tools and heavy machinery through to scaffolding and even simple ladders should be used in line with what’s safe or else accidents can happen. If something seems like too much hassle then it probably is as nobody wants an injury (or worse) on their work-site.

Be Vigilant at All Times

This may sound like an obvious point but many people who build their homes fail to stay vigilant throughout the project which often results in accidents. Whether you’re transporting heavy materials or getting your building plans approved before starting work, always be on the lookout for potential problems and act quickly to prevent anything bad from happening.

Take Regular Breaks

One of the most common reasons for people making mistakes during construction is that they’re simply exhausted. If you don’t take regular breaks then it’s easy to lose concentration which can result in injuries or worse so try to avoid this problem altogether by taking time out once every hour or so just for a coffee break.

You’ve probably all seen various home-building shows where everything seems to go well but if you want to know how it really works behind the scenes then ask someone who’s experienced in building their own home.
